| Sale Amount: |
Enter beginning and ending sale amounts in full. OR enter one amount and pull all sales either below the top amount or above the lower amount. |
| Sale Date: |
This program defaults to a six month search. You change that by entering the month, day, and year (6/15/06). |
| Size: |
Put in a size range on both boxes, or a lower or upper end on one box (2000 to 3000). |
| Basement Size: |
You can enter specific sizes on both boxes. OR, if you want any basements, enter 100 in the first box only. It is better to search for daylight basement homes by using "daylight" as your construction style. |
| Bedrooms: |
Using a bedroom count makes your search very specific. |
| Year Built: |
Use a beginning and ending date, or use one box to receive everything built after or before a certain date. |
| Acreage: |
Benchmarks uses both lot dimensions and acreage in the actual sale, but acreage is used in the search. So in order to look for a 10,000 square foot lot, you would enter a range of below and above .23 acres. |
| Style: |
There is a drop down box showing style choices. These choices change with the type of search you are doing, whether it is residential, multi-family, etc... |
| Land Use: |
Some counties use Land Use codes. If they do not, Benchmarks assigns a land use code to the sale. Since most search choices are found by construction style, this choice is useful when looking for unusual properties, such as homes in commercial zones (511) or two houses on one sale (12). The one Land Use code most useful would be for land in the process of becoming a subdivision (997). Clark County assigns each commercial sale a land use code, but they are so specific that searching commercial is best done by simply doing a Commercial search. |
| Zone Code: |
Zone codes are used in Benchmarks, but each county and municipality has their own code list......? |
| County: |
Enter which counties you wish to search, either by entering or by using the drop down boxes. |
| Zip Code: |
Type in or use drop down boxes. |
| Geocode: |
Geocodes are an extremely efficient way to search radius sales. Benchmarks allows you to search in a one mile or a three mile square. The geocode is available for your subject property in most other programs, such as Metroscan, Portland Maps, Metro-Region, etc... Enter the Township (and direction, N or S) and Range (E or W) section, and then.....? |
| Street Name: |
Enter street name, either word or number. You don't need to enter the suffix on the number or direction or.......? |
| Subdivision: |
Enter subdivision name. Since many subdivisions in different counties have the same name, be sure to have the correct county. |
| Land & Land Platted: |
Checking the land search will give you ALL land sales, both platted (subdivided, short platted, partitioned) or metes and bounds (township & range, DLC's, etc.). By checking the Land and the Platted at the same time, just the platted will be shown. |
